Healthy homes are important

What are the reasons why Healthy Homes Compliance so Important?

About 1 in 3 households rent the property in New Zealand and Bay View, and research indicates that rental homes tend to be colder, older, have less effective heating, and generally tend to be lower quality than owner occupied properties.

Cold, damp and mouldy homes are linked to negative well-being outcomes, particularly ailments like colds and asthma, as well as cardiovascular diseases. Additionally, those who reported four or more key house quality problems often experience low life satisfaction and reduced mental wellbeing.

The improvement in the quality of Bay View rental property can help tenants enjoy better physical and mental health and reduce the disruption to work, learning and daily life due to illnesses. Your investment will be secured from mildew, mould and damp , which means lower costs for maintenance in the long-term.

Unreasonable Gaps & Holes

Draught Stopping Bay View

Draughts increase the likelihood of lower temperatures in households. A humid home will cost more to heat, which means wasting energy and increased bills.

If a draught is noticed from gaps that are not adequate or holes the area needs to be closed.

What are unjustifiable gaps or holes?

If you can feel external air coming in or an unobstructed draught coming from a hole or gap and you can feel it, it’s most likely a gap or crack that needs sealing in the way you can. Large cracks and gaps should be permanently stopped. Gaps greater than 3mm that let air in or out from your home require seals. For example, if the open fireplace isn’t being used, it can cause draughts and should be shut from. Property managers and landlords are accountable for making sure that such draughts are squelched in the maximum extent imaginable.

You don’t need to cover up holes or gaps which are part of the construction. For instance, small gaps around doors and windows may be required to allow for the movement of the structure when the household is heated and cools so that they can still be opened and closed rather than sticking. We will inspect every window and door in your Healthy Homes assessment of your rental property.

A good heating system is crucial to ensure healthy houses

Heating Bay View

Rental properties in Bay View must have a fixed source of heat that can warm the largest or main living area to at minimum 18degC, even during the coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs to be fixed (i.e., not portable) that is, at least 1.5 kW in heating capacity, and it must have the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to check if the permanent heater(s) are adequate or if you’ll need to top up with a new heater. Open fires as well as unflued combustion heaters, such as portable LPG bottle heaters are not considered to be safe heating options under those following the Healthy Homes Standard.

If the heating system you provide is an electric heater (or heat pump), it requirements to have the thermostat. This will help make your heating more consistent and efficient. In most homes, larger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters will be required. However, in some cases such as small apartments an electric, fixed heater could be enough.

If your main living space already has a fixed heating source, such as a heat pump, then it might just need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard since they’re either not efficient, cost prohibitive to operate and/or unsafe to run.

Ventilation Bay View

Every living space of the rental property should include at least one open window or exterior door to provide natural airflow. Furthermore, moist areas such as kitchens and bathrooms should have an venting fan outside to eliminate moisture.

The ventilation standard is about recognising it is that the dry atmosphere is more easy to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms kitchens and dining rooms are considered to be liveable spaces. Connecting spaces such as the hallways are not liveable , and thus are not require an opening door or window.

Each door, window or Skylight requirements to be able to open to the outside, but remain at an open angle, allowing to circulate fresh air as well as ventilation.

All bathrooms and kitchens and any other area in your property with a bath, shower or cooktop, or any other moisture generating item will require adequate extractor fans that vent to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation in each livable space, including suitable extractor fans in areas with high moisture.

Insulation Bay View

Underfloor and ceiling insulation is a requirement to all rental homes from 1 July 2019. All landlords and property managers have to ensure the insulation meets the new standard. In some instances, old ceiling insulation as well as insulation within the subfloor space might need to be topped up or replaced.

A properly insulated home can reduce condensation and lower the chance of dampness and mould, as well as making it easier to allow the house to retain the heat.

Insulation requirements to meet the R-values for your area

The "R" refers to thermal resistance, and is a measure of how well insulation resists heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – The rest of North Island except Taupo and the Central Plateau – ceiling R 2.9 and floor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 (underfloor R 1.3

Bay View Moisture Ingress & Drainage

The security of your rental home from water damage isn’t only about the inside; you have to ensure there is somewhere for surface, rain and ground water to go, and prevent it from getting inside. When it is about damp and water, it’s usually the concerns you don’t notice that can cause a lot of trouble and end up causing the property to suffer and affecting the tenant’s well-being.

Rental properties require to be equipped with efficient drainage to eliminate the stormwater and surface waters and groundwater, with the proper outfall or runoff. Making sure that water has a proper place to go, and it doesn’t get sucked into structures is an crucial aspect of maintaining your property’s dry.

In addition to the drainage system that will prevent moisture ingress, if your rental is enclosed between your flooring and the ground, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

A ground moisture barrier is generally a sheet of polythene that is placed over the ground, in order to block any moisture in the ground from getting into the property. It also helps prevent any damage to your underfloor insulation.
