Healthy homes matter

What are the reasons why Healthy Homes Compliance so important?

About 1 in 3 households rent from New Zealand and Fernhill, and research has shown that these rental houses are likely to be colder, older, are not as efficient heating, and generally tend to be of poorer quality than homes that are owned by the owner.

Moldy, damp and cold homes can have negative health outcomes, especially for illnesses such as colds and asthma, as well as cardiovascular diseases. Additionally, those who report four or more key home quality issues often suffer from lower levels of satisfaction with life and a decrease in well-being.

Improve the standard of Fernhill rental property will help tenants experience improved mental and physical health and reduce the disturbance to learning, work and daily life due to illnesses. Your investment will be safeguarded from mildew, mould and damp damage, meaning lower costs for maintenance in the long run.

The Healthy Homes Standard is a list of specific and minimum standards for Heating, Insulation Ventilation and Ventilation and Drainage, and Draught-stopping in Fernhill rental properties.

Unreasonable Gaps & Holes

Draught Stopping Fernhill

Draughts are a major cause of less temperature in houses. A damp home will cost more to heat, which means wasting energy and incurring higher costs.

If a draught can be felt from unreasonable gaps or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air entering or a clear draught from a hole or gap and you can feel it, it is likely to be a gap or an opening that needs sealing in some way. Cracks or gaps with large gaps must be sealed permanently. Cracks that are greater than 3mm and allow air to enter or exit into your house require the sealing. For example, if the open fireplace isn’t being used, it may cause draughts and should be sealed from. Property managers and landlords are accountable for making sure such draughts are eliminated whenever imaginable.

You don’t require to block up intentional holes or gaps which are part of the building. For example, tiny gaps around windows and doors may be required to allow for movement within the structure when the household gets warmer and cooler, in order to let them be shut and opened, rather than sticking. We will inspect all doors and windows as part of an Healthy Homes assessment of your rental property.

Adequate heaters are crucial to ensure well-being houses

Heating Fernhill

Rental properties in Fernhill must have a fixed heating source that is able to heat the principal or the biggest living room to at least 18degC, even during the coldest winter days. This is the minimum temperature indoors that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs that it be permanently fixed (i.e. not portable) that is, at least 1.5 kW of heating capacity, and must meet the minimum requirement for heat capacity in the living area. A Heating Assessment Tool can be used to determine if the fix heater(s) are adequate or whether you will need to "top up" with a new heater. Open fires and unflued combustion heaters, such as mobile LPG bottle heaters are not considered acceptable heating options for Healthy Homes Standard. Healthy Homes Standard.

If the heating that you provide is electric heating or heat pump it must have an thermostat. This will help make the heating more reliable and effective. For most houses, larger heaters that are fixed, such as wood burners, heat pumps pellet burners, flued gas heaters are needed. However, in certain instances such as small apartments the smaller fixed electric heater may be sufficient.

If your main living space already has a fixed heating source, like an air conditioner, it could require a top up in order to comply with the standards. Certain types of heaters cannot be used to comply with the standard since they’re either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Fernhill

Every living space of the rental property should include at least one open door or window to provide natural ventilation. Furthermore, moist areas such as kitchens and bathrooms must have a suitable externally vented extractor to eliminate moisture.

This ventilation quality is all about recognising it is that dry air will be less difficult to heat and that a property that is well ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, dining rooms, and kitchens are considered liveable areas. Spaces that connect, such as the hallway aren’t considered liveable , and thus don’t need an opening window or door.

Each window, door or Skylight requirements for them to be in a position of opening to the outside while remaining set in an opening position, allowing the circulation of fresh air and ventilation.

All kitchens and bathrooms, and any other room in your property with a bath, shower, cooktop or other high humidity-generating items will require adequate extractor fans which are vented out to the outside. The Healthy Homes Assessment service will ensure that there is sufficient ventilation throughout the living spaces that includes extractor fans that are suitable for areas that are high in moisture.

Insulation Fernhill

Insulation for underfloor and ceilings is mandatory in all rental homes since July 1, 2019. Property managers and landlords have to make sure that the insulation meets this new quality. In some instances, existing ceiling insulation or insulation in the subfloor space may require to be filled with or replaced.

A properly insulated home can reduce condensation and reduce the chances of mould and dampness, as well as making much easier to allow the house to retain heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" refers to thermal resistance, and is a gauge of how well insulation is able to resist heat flow. The higher the R-value, the better the insulation.

  • Zone 2 – all of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3

Fernhill Moisture Ingress & Drainage

The security of your rental home from the effects of moisture isn’t just a matter of the inside; you have to ensure there is somewhere for surface, rain and ground water to go, and prevent it from getting inside. When it comes to moisture and damp it’s frequently what you don’t see that can become a big problem and cause damages to your investment and harming the tenant’s well-being.

Rental properties must have efficient drainage to get rid of storm water, surface water, and ground water, which includes an appropriate outfall or runoff. Making sure the water has a place to go, and also that it can’t linger underneath the buildings is an essential part of keeping your property dry.

Alongside a drainage system to prevent moisture ingress, if your rental is enclosed between your floor and surface, a ground moisture barrier must be put in place when it’s reasonably practicable to install it.

Ground moisture barriers are usually a sheet of polythene that is placed over the ground to stop any moisture present in the ground from rising into the home. It also helps in preventing water damage to the floor insulation.
