Unreasonable Gaps & Holes

Draught Stopping Frasertown

Draughts increase the likelihood of dropping temperatures within homes. A draughty house is more expensive to heat, resulting in wasted money and energy.

If a draught could be perceived as a result of gaps or holes, it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see an unobstructed draught coming from a crack or a gap or crack, then it is most likely a gap or crack that requirements sealing in some way. Large gaps and cracks should be stopped permanently. Gaps greater than 3mm that allow air to enter or exit within your house require to be sealed. In the case of an open fireplace isn’t being used, it can create draughts. This should be blocked off. Landlords and property managers are accountable for ensuring that such draughts are squelched as much as possible.

There is no need to cover up holes or gaps which are part of the building. For instance, small gaps around doors and windows may be required to allow movement of the structure when the household heats and cools, in order to let them be shut and opened, rather than securing. We will test every window and door during our Healthy Homes assessment of your rental property.

Proper heating is important for healthy houses

Heating Frasertown

Rental properties in Frasertown should have a permanent source of heating that is able to heat the living area to at minimum 18degC, even during the most coldest days of the year. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health and mental outlook.

The source of heating requirements to be fixed (i.e., not portable) with at minimum 1.5 kW in heating capacity, and meet the minimum heating capacity needed for the main living room. A Heating Assessment Tool could be used to check if your current installed heater(s) are adequate or if you’ll need to "top up" with a new heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you offer is electric heating or heat pump, it should include an thermostat. This will help make the heating more reliable and effective. For most properties, larger fixed heating equipment like heat pumps, wood burners, pellet burners or flued gas heaters are necessary. In some instances, such as small apartments the smaller fixed electric heater may be sufficient.

If your living space already has a central heating source, such as an air conditioner, it might need a top up to be able to meet the standards. Some types of heaters can’t be used to achieve the standard as they are either inefficient, unaffordable to operate and/or unsafe to run.

Ventilation Frasertown

Each liveable space in a rental property must have at least one opening window or exterior door to offer natural ventilation. In addition, high moisture areas like kitchens and bathrooms need to have an externally vented extractor fan to take moisture away.

This ventilation quality is all about recognising it is that dry air will be less difficult to heat and an apartment that is well-ventilated will be less prone to developing mould and damp.

Bedrooms, living rooms dining rooms, and kitchens are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable , and thus don’t require an opening door or window.

Each window, door or skylight requirements to have the ability to open up to the outside and remain at an open angle in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and every other room of your home with a bath, shower or cooktop, or any other moisture generating item will require adequate extractor fans that vent out to the outside. Our Healthy Homes Assessment service will make sure there is sufficient air circulation in every living space and will also check for the proper extractor fans in areas with high moisture.

Insulation Frasertown

Underfloor and ceiling insulation is required in all rental houses as of July 1st, 2019. Property managers and landlords must ensure that the insulation meets the new quality. In some cases, current ceiling insulation, or the insulation of the sub floor space may require to be topped up or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of dampness and mould, and also makes an easier task to allow the house to keep heat.

Insulation requirements to meet the R-values of your area.

The "R" refers to thermal resistance and it is a measurement of how well the insulation resists heat flow. The more R-value is higher, the more effective the insulation.

Frasertown Moisture Ingress & Drainage

Protecting your rental property from the effects of moisture isn’t just a matter of the inside of the building; you have to ensure there is somewhere for surface and underground water to flow, and to prevent it from getting inside. When it concerns damp and moisture it’s typically not apparent that it can become a big problem, causing damages to your investment and harming the tenant’s well-being.

Rental properties require to be equipped with effective drainage for the removal of floodwaters, surface water, and ground water. This includes an appropriate outfall or runoff. Making sure that the water is able to go, and it can’t linger underneath the structures is an crucial aspect of making sure your property is dry.

Alongside the drainage system that will prevent water ingress, if the rental is enclosed between your flooring and soil, a ground-water barrier should be put in place if it’s reasonably practicable to install it.

An underground moisture barrier typically a sheet of polythene that is placed over the ground to prevent any moisture present in the ground from accumulating into the home. It also helps prevent any damage to your underfloor insulation.
