If a draught is felt from unreasonable gaps or holes, it requirements to be closed.

What are unreasonable gaps and holes?

If you are able to feel external air coming in or the sound of a clear draught emanating from a gap or hole, then it’s likely to be a gap or crack that needs sealing in the way you can. Large gaps and cracks should be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit into the house require seals. For example, if the open fireplace is not in use, it could cause draughts, and should be sealed off. Property managers and landlords are responsible for ensuring that these draughts are stopped as far as imaginable.

There is no require to block off gaps or holes in the building. For instance, small gaps around windows and doors may be required to allow movement of the building as the home warms and cools so that they can still be shut and opened, rather instead of being stuck. Heating Lochain

Lochain rental properties require a reliable heating source that can warm the{ main or largest|| largest or main| principal or the biggest} living space to at least 18degC, even on the winter coldest days. This is the minimum indoor temperature suggested by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to be fixed (i.e., not portable) that is, at minimum 1.5 Kilowatts in heating capacity, and must meet the minimum capacity for heating required for the main living space. The Heating Assessment Tool can be used to check if the existing fixed heater(s) are sufficient or whether you will require to "top-up" by adding a second heater. Fires that are open and unflued heaters such as small portable LPG bottle heaters are not considered to be suitable heating options in Healthy Homes Standard. Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it requirements to be equipped with the thermostat. This will make the heating more consistent and effective. In most homes, larger fixed heating equipment like heat pumps, wood burners pellet burners, flued gas heaters are needed. In certain situations, such as small apartments, a smaller fixed electric heater might be enough.

If the main living room already has a fixed heating source, such as heat pumps, it might require some additional energy to be able to meet the standards. Certain types of heaters cannot be used to meet the standard since they’re either expensive, inefficient and/or unhealthy to run.

Ventilation Lochain

Each liveable space in a rental property must have at least one opening windows or an exterior door to provide natural airflow. Furthermore, moist areas like kitchens and bathrooms need to have an externally vented extractor fan to take moisture away.

This ventilation standard is all about understanding that dried air can be much easier to heat, and that a well ventilated rental property is less likely to be a victim of mould and damp.

Bedrooms, living rooms, kitchens and dining rooms are considered liveable spaces. Spaces that connect, such as the hallway aren’t liveable and don’t require an opening window or door.

Each window, door , or Skylight requirements for them to be in a position to open up to the outside and remain at an open angle in order to allow to circulate fresh air as well as air flow.

The bathrooms in all kitchens and any other room in your home that has a bath, shower, cooktop or other high moisture-producing item will require appropriate extractor fans which are vented out to the outside. The Healthy Homes Assessment service will verify that there is enough ventilation throughout the living spaces, including suitable extractor fans in high moisture areas.

Insulation Lochain

Underfloor and ceiling insulation is required on all rental houses since 1 July 2019. Property managers and landlords are required to ensure that the insulation meets this new standard. In some instances, an existing insulation on the ceiling or in the subfloor space may need to be replaced or replaced.

A well-insulated house will reduce the risk of condensation and lower the chance of dampness and mould, and it will make an easier task to the house to retain the heat.

Insulation needs to meet the R-values for your area

The "R" signifies thermal resistance and it is a measurement of how well the insulation withstands heat flow. The more high the R-value, higher the standard of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the remainder part of North Island except Taupo and the Central Plateau – ceiling R 2.9, underfloor R 1.3
  • Zone 3 Zone 3 North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Lochain Moisture Ingress & Drainage

Protecting your rental property from dampness isn’t just about the interior of the building; you have to ensure there is somewhere for rain, surface as well as groundwater to move, and stop it from coming inside. When it concerns damp and moisture it is often what you don’t see that can become a big problem, causing damage to your investment as well as affecting the tenant’s health.

Rental properties must have effective drainage to get rid of rainwater, storm water and groundwater, with an appropriate outfall or runoff. Making sure that water is able to go, and that it isn’t allowed to remain beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your apartment has an enclosed gap between floorboards and ground, a ground moisture barrier should be put in place if it’s reasonably practicable to install it.

A ground moisture barrier is usually a sheet of polythene that is placed over the ground to stop any moisture from the ground from entering the building. It also assists in preventing moisture damage to the underfloor insulation.
