Unreasonable Gaps & Holes

Draught Stopping Mangateretere

Draughts may lead to dropping temperatures within houses. A humid house costs more to heat, meaning wasting money and energy.

If a draught can be felt from unreasonable gaps or holes that it requirements to be sealed.

What are unreasonable gaps and holes?

If you can feel external air coming in or the sound of a clear draught emanating from a gap or hole or crack, then it’s most likely a gap or crack that needs sealing in the way you can. Cracks or gaps with large gaps must be sealed permanently. The gaps that exceed 3mm that allow air to enter or exit within your home need seals. For example, if the open fireplace isn’t used it could cause draughts, and should be sealed from. Landlords and property managers are responsible for making sure such draughts are eliminated whenever imaginable.

There is no need to block up intentional holes or gaps in the building. For instance, small gaps around doors and windows could be required to allow for the movement of the structure as the household is heated and cools in order to let them be closed and opened rather than sticking. We will inspect all windows and doors in your Healthy Homes assessment of your rental property.

Heating Mangateretere

Mangateretere rental properties must have a fixed heating source which can warm the living space to a minimum of 18degC even on the coldest winter days. This is the minimum temperature indoors suggested by the World Health Organisation for people’s physical health as well as their mental health.

The source of heating requirements that it be permanently fixed (i.e., not portable) and at least 1.5 kW in heating capacity, and must meet the minimum requirement for heat capacity to heat the living space in general. A Heating Assessment Tool may be used to determine whether the existing installed heater(s) are sufficient or if you’ll require to ‘top up’ by adding a second heater. Fires that are open and unflued heaters, such as portable LPG bottle heaters aren’t considered to be safe heating options in those following the Healthy Homes Standard.

If the heating you provide is electric heating or heat pump it should include an thermostat. This makes the heating more reliable and effective. For most houses, larger fixed heating devices such as wood burners, heat pumps, pellet burners or flued gas heaters are necessary. However, in some cases like small apartments, a smaller fixed electric heater could be enough.

If the living area already has a permanent heating source like the heat pump, it might just need a top up to be able to meet the standards. Certain kinds of heaters aren’t able to be utilised to meet the quality because they’re expensive, inefficient and/or unsafe to run.

Insulation Mangateretere

Ceiling and underfloor insulation is required in all rental houses since July 1, 2019. All landlords and property managers should ensure that the insulation is in line with the new standard. In some instances, current ceiling insulation, or the insulation of the subfloor space may need to be added or replaced.

A well-insulated house will reduce the risk of condensation, and decrease the risk of mould and damp, and also makes it easier for the household to keep the heat.

Insulation needs to meet the R-values of your area.

The "R" is a symbol for thermal resistance, and is a gauge of how well the insulation is able to resist heat flow. The greater the R-value, the more effective the insulation.

Keeping your rental property safe from water damage isn’t only about the inside It’s about having to make sure there is somewhere to allow surface, rain or ground water, and stop it from coming inside. When it concerns damp and moisture it is often those things that you aren’t aware of that can become a big problem and end up causing damage to your investment as well as harming the tenant’s well-being.

Rental properties should be equipped with effective drainage to remove floodwaters, surface water, and groundwater, with an appropriate outfall or runoff. Making sure that water has a place to go, and that it can’t linger underneath the structures is an crucial aspect of keeping your property dry.

Alongside a drainage system to prevent the ingress of moisture, if your rental is enclosed between your floor and the ground, a ground water barrier should be put in place if it is reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground, to block any moisture that is present in the ground from getting into the property. It also helps to prevent moisture damage to the underfloor insulation.
