Unreasonable Gaps & Holes

Draught Stopping St Leonards

Draughts increase the likelihood of lower temperatures in homes. A draughty house is more expensive to heat, which results in wasting energy and incurring higher costs.

If a draught could be felt from unreasonable gaps or holes that it needs to be sealed.

What are the most unreasonable gaps or holes?

If you can feel external air getting in, or see a clear draught from a crack or a gap that is, it’s probably a gap or crack that needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that let air into or out of the home require seals. For example, if an open fireplace is not in use, it can create draughts. This should be sealed off. Property managers and landlords are accountable for making sure such draughts are eliminated whenever imaginable.

There is no need to block off gaps or holes that are part of the building. For instance, small gaps around doors and windows might be necessary to allow for movement of the building as the home heats and cools, so that they are able to be closed and opened instead of instead of being stuck. We will check all windows and doors as part of an Healthy Homes assessment of your rental property.

Heating St Leonards

St Leonards rental properties require a reliable source of heat that is able to heat the{ main or largest|| largest or main| principal or the biggest} living space to a minimum of 18degC even on the most coldest days of the year. This is the minimum indoor temperature that is recommended by the World Health Organisation for people’s physical health and mental outlook.

The source of heating needs to be fixed (i.e., not portable), at minimum 1.5 horsepower in capacity, and meet the minimum capacity for heating required for the main living room. A Heating Assessment Tool may be used to determine if your current fixed heater(s) are adequate or whether you will require to "top-up" with a new heater. Unflued combustion and open fire heaters, such as mobile LPG bottle heaters aren’t considered to be suitable heating options under The Healthy Homes Standard.

If the heating you offer is an electric heater or heat source, then it must have the thermostat. This will help make the heating more uniform and efficient. For most houses, larger fixed heating devices such as heat pumps, wood burners pellet burners, flued gas heaters are necessary. In certain situations, like apartments with small spaces small apartments, a smaller electric fixed heater may suffice.

If your living space is already equipped with a fixed heating source like a heat pump, then it may need some additional energy to be able to meet the standards. Some types of heaters can’t be used to comply with the quality as they are either expensive, inefficient or unsafe to operate.

Ventilation St Leonards

Every living space in the rental property should contain at minimum one open doors or windows to offer natural ventilation. Furthermore, moist areas such as kitchens or bathrooms should have an externally vented extractor fan that can remove moisture.

This ventilation standard is all about recognising it is that dried air can be less difficult to heat and an apartment that is well-ventilated is less likely to develop mould and damp.

Bedrooms, living rooms, dining rooms, and kitchens are considered liveable areas. Connecting spaces like the hallways are not living spaces and therefore don’t require an opening door or window.

Each window, door or Skylight needs for them to be in a position to open up to the outside and remain at an open angle to allow to circulate fresh air as well as air flow.

Bathrooms, kitchens, as well as any other space in your property with shower, bath and cooktop or another moisture generating item will need suitable extractor fans that vent towards the outside. Our Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in areas of high moisture.

Insulation St Leonards

Ceiling and underfloor insulation is required for all rent homes as of July 1st, 2019. Property managers and landlords should ensure that the insulation meets the new quality. In some instances, current ceiling insulation, or the insulation of the subfloor space might require to be topped up or replaced.

A house that is well-insulated will reduce the risk of condensation and reduce the chances of dampness and mould, and it will make it easier to the household to retain warmth.

Insulation requirements to be in compliance with the R-values required for your area

The "R" refers to thermal resistance and is a gauge of how well insulation can withstand heat flow. The more high the R-value, more effective the insulation.

  • Zone 1 Zone 1 Auckland & Northland Ceiling R 2.9 and underfloor R 1.3
  • Zone 2 – the rest of the North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 and underfloor R 1.3

St Leonards Moisture Ingress & Drainage

Protecting your rental property from moisture isn’t just about the inside it’s also about the outside. You must ensure there is somewhere for surface or ground water and stop it from coming inside. When it is about damp and water, it is frequently what you don’t see that can become a big problem and end up causing damage to your investment as well as affecting the tenant’s well-being.

Rental properties should be equipped with effective drainage to eliminate rainwater, storm water, and groundwater, with an appropriate runoff or outfall. Making sure the water is able to go, and also that it can’t linger underneath the buildings is a vital aspect of making sure your property is dry.

In addition to a drainage system to avoid moisture ingress, if your property has an enclosed space between the floor and the soil, a ground-water barrier must be constructed if it’s reasonably practicable to install it.

Ground moisture barriers are generally an insulating sheet of polythene laid over the ground to prevent any moisture from the ground from rising into the property. It also helps prevent water damage to the floor insulation.
