Fines for Failing to Comply

Beginning on July 1st, 2021, if a new, renewed or varied tenancy is signed on a Te Hauke rental property, all Healthy Homes compliance tasks need to be done by the end of 90 days.

Te Hauke Healthy Homes Compliance Timeframes

Tenancies signed beginning on 1 July 2019 and 30 June 2021

  • Underfloor and ceiling insulation is a requirement in all Te Hauke and New Zealand rental houses where it is reasonably practicable to put in.
  • A Healthy Homes Statement of Intent to Comply as well as an Insulation Statement, and an Insurance Statement must be included in any renewal, new or amended tenancy agreement.

Cracks or gaps with large gaps must be stopped permanently. Any gaps greater than 3mm that allow air to enter or exit of the home need to be sealed. For example, if an open fireplace isn’t used it may cause draughts and should be shut off. Heating Te Hauke

Rental properties in Te Hauke need to have a stable heating source which can warm the{ main or largest|| largest or main| principal or the biggest} living area to at minimum 18degC even on the coldest days of the year. However, in certain instances like apartments with small spaces, a smaller fixed electric heater may suffice.

If the main living room already has a fixed heating source, such as a heat pump, then it may need a top up to meet the standards. Some types of heaters can’t be utilised to meet the standard because they’re inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Te Hauke
