Healthy homes matter

Why is Healthy Homes Compliance so important?

A majority of households rent the property in New Zealand and Waipatu, and research indicates that rental homes are likely to be colder, older and have less efficient heating, and generally tend to be lower quality than the homes of owners.

Moldy, damp and cold houses are associated with negative health outcomes, particularly for illnesses such as colds and asthma, as well as cardiovascular diseases. Furthermore, people who reported at least four major house quality problems often experience poor life satisfaction and lower well-being.

Improve the standard of Waipatu rental property will allow tenants to enjoy improved physical and mental health, and lessen the interruption to learning, work and living because of illnesses. Your investment is also protected from mould, mildew and damp , which means lower maintenance costs in the long run.

Unreasonable Gaps & Holes

Draught Stopping Waipatu

Draughts can lead to less temperature in homes. A damp house is more expensive to heat, which completed jobs in wasting money and energy.

If a draught is perceived as a result of gaps or holes that it needs to be closed.

What are unjustifiable gaps or holes?

If you are able to feel external air flowing in or a clear draught out of a hole or gap and you can feel it, it’s likely to be a gap or hole which needs sealing in somehow. Cracks or gaps with large gaps must be fixed permanently. The gaps that exceed 3mm that allow air in or out of the house require the sealing. For example, if the open fireplace isn’t used it can cause draughts and should be shut from. Landlords and property managers are accountable for making sure that draughts from the fireplace are removed as far as imaginable.

There is no require to block up intentional holes or gaps in the construction. For example, tiny gaps around doors and windows might be necessary to allow for movement within the structure as the house is heated and cools in order to let them be closed and opened rather than securing. We will check all doors and windows as part of an Healthy Homes assessment of your rental property.

Proper heating is important to ensure well-being houses

Heating Waipatu

Waipatu rental properties should have a permanent source of heating that is able to heat the main or largest living space to at least 18degC, even on the coldest days of the year. This is the minimum temperature indoors recommended by the World Health Organisation for people’s physical health and mental well-being.

The source of heat requirements that it be permanently fixed (i.e., not portable) and at minimum 1.5 horsepower in capacity, and meet the minimum heating capacity needed for the main living space. A Heating Assessment Tool may be used to determine if the existing fixed heater(s) are sufficient or if you’ll need to ‘top up’ with an additional heater. Open fires as well as unflued combustion heaters, such as small portable LPG bottle heaters are not considered acceptable heating options in those following the Healthy Homes Standard.

If the heating system you offer is electric heating or heat pump, it requirements to have the thermostat. This makes your heating more consistent and efficient. For the majority of houses, bigger fixed heating devices such as wood burners, heat pumps pellet burners, flued gas heaters are necessary. In some instances, like small apartments, a smaller fixed electric heater may suffice.

If your main living space already has a central heating source like an air conditioner, it may need an update to meet the standards. Certain kinds of heaters aren’t able to be used to comply with the standard as they are either inefficient, unaffordable to operate or are unsafe to operate.

Ventilation Waipatu

Each liveable space in a rental house must have at least one openable windows or an exterior door to provide natural ventilation. In addition, humid areas such as kitchens and bathrooms must have a suitable externally vented extractor fan that can eliminate moisture.

This ventilation standard is about recognising that dry air is much easier to heat, and that an apartment that is well-ventilated will be less prone to developing damp and mould.

Bedrooms, living spaces, kitchens, and dining rooms are all considered living spaces. Connecting spaces like the hallway are not considered liveable and do not require an opening window or door.

Each door, window or Skylight needs for them to be in a position to open up to the outside, but remain closed in order to allow ventilation and fresh air air flow.

All kitchens and bathrooms, and any other room in your home with a bath, shower and cooktop or another moisture generating item will require appropriate extractor fans which are vented out to the outside. The Healthy Homes Assessment service will make sure there is sufficient ventilation in every living space, including suitable extractor fans in high moisture areas.

Insulation Waipatu

Insulation for underfloor and ceilings is required in all rental homes as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets the new quality. In certain situations, the current ceiling insulation, or the insulation of the sub floor space may require to be added or replaced.

A house that is well-insulated will reduce the risk of condensation and lower the chance of mould and dampness, as well as making much easier for the household to retain the heat.

Insulation needs to meet the R-values that are appropriate for your region.

The "R" signifies thermal resistance, and it is a measurement of how well insulation can withstand heat flow. The greater the R-value, the better the insulation.

  • Zone 1 - Auckland & Northland Ceiling R 2.9, underfloor R 1.3
  • Zone 2 – The rest part of North Island except Taupo and the Central Plateau – ceiling R 2.9 underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and the entire South Island – ceiling R 3.3 below floor R 1.3

Waipatu Moisture Ingress & Drainage

Keeping your rental property safe from water damage isn’t only about what’s inside the building; you have to make sure there is somewhere for surface, rain and ground water to go and stop it from coming inside. When it is damp and moisture, it’s typically those concerns that you aren’t aware of that could be a huge problem, causing damage to your investment and harming the tenant’s health.

Properties that are rented must be equipped with efficient drainage to eliminate floodwaters, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a place to go, and also that it doesn’t sit beneath structures is an crucial aspect of making sure your property is dry.

Alongside an irrigation system to stop water ingress, if the property has an enclosed space between floorboards and the surface, a ground moisture barrier must be put in place when it is reasonably practicable to install it.

Ground moisture barriers are generally made of polythene and is laid on top of the ground, in order to block any moisture that is present in the ground from getting into the property. It also helps in preventing water damage to the floor insulation.
