Healthy homes matter

Why is Healthy Homes Compliance so Important?

About 1 in 3 households from New Zealand and Wairoa, and research suggests that rental houses are more likely to be colder, older, have less effective heating, and generally have lower standard than those owned by owners.

Cold, damp and mouldy houses are associated with negative well-being results, specifically for illnesses such as colds and asthma, as well as cardiovascular conditions. Furthermore, people who reported four or more key house quality problems often experience low life satisfaction and reduced mental health.

The improvement in the standard of Wairoa rental property can allow tenants to experience better mental and physical health and reduce the interruption to learning, work and living because of illnesses. Your investment will be safeguarded from mildew, mould and damp , which means less costs of maintenance in the long run.

Unreasonable Gaps & Holes

Draught Stopping Wairoa

Draughts can lead to low temperatures inside households. A damp house costs more to heat, which results in wasting money and energy.

If a draft can be felt from unreasonable gaps or holes, it needs to be sealed.

What are unjustifiable gaps or holes?

If you can feel external air flowing in or the sound of a clear draught emanating from a crack or a gap that is, it’s likely to be a gap or crack that needs sealing in some way. Large gaps and cracks should be sealed permanently. Cracks that are greater than 3mm and allow air in or out within the home require seals. In the case of an open fireplace isn’t used it can cause draughts and should be blocked from. Landlords and property managers are responsible for ensuring that such draughts are squelched whenever possible.

There is no require to cover up gaps or holes which are part of the building. For instance, small gaps around doors and windows could be necessary to allow for movement within the building as the home warms and cools in order to let them be closed and opened instead of than securing. We will test all doors and windows as part of the Healthy Homes assessment of your rental property.

Heating Wairoa

Wairoa rental properties must have a fixed source of heating that can heat the largest or main living space to at least 18degC, even on the coldest days of the year. This is the recommended minimum indoor temperature recommended by the World Health Organisation for people’s physical well-being as well as their mental health.

The source of heating needs to be fixed (i.e., not portable) with at least 1.5 horsepower in capacity, and meet the minimum required heating capacity for the main living space. A Heating Assessment Tool can be used to determine whether the current permanent heater(s) are adequate or if you’ll require to top up with an additional heater. Open fires as well as unflued combustion heaters like small portable LPG bottle heaters aren’t considered to be safe heating options for The Healthy Homes Standard.

If the heating you offer is electric heating or heat source, then it must be equipped with a thermostat. This makes your heating more consistent and efficient. For the majority of homes, bigger heaters that are fixed, such as heat pumps, wood burners, pellet burners or flued gas heaters are needed. However, in certain instances like small apartments an electric, fixed heater might be enough.

If your living space is already equipped with a fixed heating source like the heat pump, it could require an update to make sure it meets the requirements. Some types of heaters can’t be used to achieve the quality since they’re either expensive, inefficient or are unsafe to operate.

Ventilation Wairoa

Every living space of the rental property should contain at minimum one open window or exterior door to offer natural ventilation. In addition, high moisture areas such as kitchens or bathrooms should have an externally vented extractor to eliminate moisture.

A ventilation standard is all about understanding how dry air is easier to heat and that a property that is well ventilated is less likely to be a victim of damp and mould.

Bedrooms, living rooms kitchens, and dining areas are considered liveable spaces. Connecting spaces such as the hallway aren’t liveable and therefore don’t need an opening window or door.

Every window, door or the skylight requirements to have the ability to open up to the outside and remain at an open angle in order to allow for fresh air circulation and air flow.

All kitchens and bathrooms, and any other room in your property with a bath, shower cooker or any other moisture generating item will need appropriate extractor fans that are vented towards the outside. Our Healthy Homes Assessment service will ensure that there is sufficient ventilation in every living space and will also check for the proper extractor fans for areas that are high in moisture.

Insulation Wairoa

Underfloor and ceiling insulation is mandatory for all rent houses as of July 1st, 2019. All landlords and property managers have to ensure the insulation meets current standard. In certain situations, the old ceiling insulation as well as insulation within the subfloor space may require to be replaced or replaced.

A well-insulated property will reduce the risk of condensation and reduce the chances of mould and dampness, as well as making more easy for the home to retain heat.

Insulation needs to meet the R-values for your area

The "R" stands for thermal resistance, and is a gauge of how well insulation resists heat flow. The more high the R-value, higher the quality of insulation.

  • Zone 1 - Auckland & Northland - ceiling R 2.9, underfloor R 1.3
  • Zone 2 – the remainder area of North Island except Taupo and the Central Plateau – ceiling R 2.9 and underfloor R 1.3
  • Zone 3 - North Island Taupo, Central Plateau and all of the South Island – ceiling R 3.3 below floor R 1.3

Wairoa Moisture Ingress & Drainage

The security of your rental home from dampness isn’t just about the inside; you have to make sure there is somewhere to allow surface, rain and ground water to go, and to prevent it from getting into the building. When it concerns damp and moisture it is often the concerns you don’t notice that can cause a lot of trouble, causing damage to your investment and affecting the tenant’s well-being.

Rental properties must be equipped with effective drainage to eliminate storm water, surface water and ground water. This includes an appropriate runoff or outfall. Making sure that the water has a proper place to go and that it doesn’t sit beneath buildings is an essential part of making sure your property is dry.

Alongside a drainage system to prevent the ingress of moisture, if your property has an enclosed space between your flooring and the soil, a ground-water barrier must be installed if it’s reasonably practicable to do so.

An underground moisture barrier usually a polythene sheet laid over the ground to prevent any moisture from the ground from accumulating into the building. It also helps in preventing water damage to the floor insulation.
